Yes. We understand that seeing your home take shape is an exciting part of the process. For safety reasons, all site visits must be scheduled in advance and coordinated through our team, and a MonteVista Homes representative will accompany you while on site. This helps ensure a safe visit while allowing construction to continue efficiently.

What’s the difference between the HOOT and a final walkthrough?
The HOOT is not a punch-list or inspection walk. It’s an orientation focused on education and preparation — so you can enjoy your home from day one with clear expectations.
Yes. We encourage buyers to schedule their independent home inspection one to two days before the Homeowner Orientation Tour (HOOT). This timing allows you to review the inspection report and bring any questions to your HOOT, where we can walk through the home together and provide context.
Inspection timing and site access must be coordinated through the MonteVista team to ensure safety and proper scheduling.
Once your home is nearing completion, we issue a Notice of Completion of Construction. This notice confirms that construction is substantially complete and starts the scheduling window for your Homeowner Orientation Tour (HOOT).
This notice is intentionally provided well in advance—typically more than 30 days before closing—so you have time to plan your schedule and attend this important milestone in person.
The Homeowner Orientation Tour (HOOT) is a critical step in the homebuying process and is intended to be attended in person by the buyer. This is where we review how your home works, what to expect as it settles, and how to care for it moving forward.
Because of its importance, we strongly expect buyers to attend their scheduled HOOT. The Notice of Completion of Construction provides more than a month of advance notice so schedules can be planned accordingly.
Alternate arrangements—such as virtual participation—are made only when absolutely necessary and at the discretion of MonteVista Homes. Missing or delaying your HOOT may impact the closing timeline.
The Personalized Choices meeting is a dedicated appointment where buyers finalize their interior selections for their home. This includes choosing a curated color package and confirming the personalized choices available for your specific plan and construction stage.

Yes. Depending on the construction stage, buyers personalize their home through a clear, two-step process designed around choice without overwhelm:
Curated color packages – You’ll begin by selecting from a thoughtfully designed set of color palettes that ensure a cohesive, timeless look throughout your home.
Personalized choices – After choosing a color package, you can further personalize your home with a wide range of available options such as cabinet enhancements, tile and backsplash upgrades, sinks, electrical features, plumbing fixtures, lighting, and other plan-specific selections.
Together, this approach provides meaningful flexibility while maintaining a smooth construction process. Personalization is always subject to the construction stage and availability.
Yes — but changes after selections are finalized are handled through our Change Order policy, which is outlined in your Purchase Agreement and selection documents.
Buyer selections are considered final 72 hours after the Personalized Choices meeting. After that window, changes may be approved at the discretion of MonteVista Homes and are subject to:
Written approval through a formal change order
Applicable change order fees
Potential impacts to cost, materials, or construction schedule
Because construction sequencing begins immediately after selections are finalized, not all changes are possible. Our team will always review requests carefully and communicate clearly about feasibility, cost, and timing before any change is approved.
The price of your home includes the features, finishes, and specifications outlined in your Purchase Agreement and associated addenda. Community features, lot premiums, and upgrades vary by home and community.
Earnest money secures your Purchase Agreement. The amount, timing, and application of earnest money are detailed in your contract documents.
From time to time, incentives or financing programs may be available based on the home, community, and market conditions. Availability can change, so we recommend speaking directly with our team for current options.
Closing is scheduled four business days after your HOOT, once the home is ready and all parties are aligned.
What happens if my lender causes a delay?
We coordinate closely with buyers, lenders, and title companies, but some delays — such as appraisal timing or disclosure requirements — are outside the builder’s control. Clear communication helps minimize disruption.
We promise keys will be delivered no later than 7:00 pm on the day the transaction is recorded.
MonteVista Homes does not close homes after December 15. This allows our homeowners to move in with confidence and avoid frustration during the holiday season.
During this time of year, many trade partners and service providers are unavailable due to holiday schedules. By pausing closings after December 15, we help ensure that support is readily available should questions or warranty items arise — setting homeowners up for a smoother start in their new home.
Your home includes a one-year limited warranty. This warranty is non-transferable and outlines specific performance standards, tolerances, and homeowner responsibilities.
Our one-year limited warranty includes written warranty standards that define what is considered warrantable during the first year of homeownership. It also explains what is considered normal in a new home — such as material movement, minor cracks, or floor sounds — as your home naturally settles.
Why are drywall cracks and nail pops considered normal?
Homes expand and contract with changes in temperature, moisture, and weather. Minor drywall cracking or nail pops are common and expected during this settling process.
While we work hard to complete homes on time, some items may be addressed after closing through the warranty process. Covered items are completed within established timelines once accepted.
All warranty requests must be submitted through the Homeowner Portal, ensuring requests are documented, tracked, and handled efficiently.
Once a warranty request is reviewed and accepted, we commit to completing covered repairs within 45 days, unless circumstances require additional coordination.
Some situations require immediate attention to protect your home, your safety, or your comfort. Examples include:
No heat or cooling
No running water
Active plumbing leaks
Electrical issues that pose a safety risk, such as sparking, burning smells, or loss of power affecting essential systems
Any condition affecting safety
