What to Expect in Your First Year

Every new home experiences natural settling, especially during its first seasons. You may notice small drywall cracks, nail pops, slight caulking gaps, or seasonal door movement. These are normal — and we take care of them during your scheduled service visit.


If you’re unsure whether something is normal or needs attention, send us a request. We’re happy to take a look.


When Something Needs Service


  1. Start by checking your Warranty Manual
    Your manual outlines what is considered normal settling, what requires routine homeowner maintenance, and what qualifies as a warrantable item. Reviewing it first helps you quickly determine whether an issue needs service — or is simply a normal part of your home’s first year.

  2. If the item appears warrantable, submit a request through our Warranty Portal.
    Include a brief description and photos if possible. This helps our team assess the issue accurately and respond faster.

  3. Our team reviews your request
    We’ll confirm next steps, schedule service if needed, or request clarification.

  4. Standard warranty items are completed within 45 days
    For non-urgent issues, our commitment is to complete warrantable repairs within 45 days. We coordinate with the appropriate trade partner and keep you updated so you always know what to expect. If you're ever unsure whether something should be submitted, simply refer to your manual — or send us a request and we’ll help guide you.


Emergency or Urgent Issues

Some issues require immediate action to protect your home or ensure your comfort, such as:

  • No heat or no cooling
  • No running water
  • Active plumbing leaks
  • Electrical concerns
  • Any condition affecting safety or preventing normal use of your home
