Homebuying 101 Part Two | What to Expect When Buying a MonteVista Home


Once you understand your budget, the home search starts getting a lot more real.

Which community feels right? Which floor plan fits the way you live? Do you want a home that hasn’t started construction yet, one that’s taking shape now or one that’s ready for you sooner?

The exact experience can vary depending on the home you choose, but the major milestones stay pretty consistent.

Here’s what the MonteVista Homes purchase process looks like.


First, find the home that fits

Your Sales Consultant can help you compare communities, floor plans, homesites and available homes.

You might choose a home that hasn’t started construction yet, one already underway or a completed move-in-ready home.

Each comes with different timing and opportunities to personalize, so this is a good time to talk openly about what matters most to you.

Maybe that’s a single-level floor plan. Maybe it’s a specific location, more bedrooms, a three-car garage or simply being able to move sooner.

Sign and secure your home

Once you’ve chosen your home, your Sales Consultant will review the purchase agreement, deposit requirements, important dates and what happens next.

After your purchase agreement is accepted, buyers are generally required to provide their lender pre-approval, required deposit and any remaining purchase documents within three days. This timing is also reflected in your homebuying journey guide.

Getting pre-approved before you reach this point is strongly encouraged. It gives you more clarity while you shop and helps keep things moving once you’ve found the home you want.

Your Sales Consultant will confirm the exact deposit amount and requirements for your purchase.


Make it feel like yours

One of the fun parts of buying new is having the opportunity to make choices along the way.

How many choices you have depends on where your home is in the construction process.

If construction hasn’t started, there may be opportunities to select your floor plan, elevation, finishes and certain structural options. Structural decisions need to be finalized before the home reaches the permitting stage.

If the home is already underway, some selections may still be available until materials have been ordered.

With a move-in-ready home, the primary finishes have already been chosen. That can mean fewer decisions and a much faster path to move-in.

Your MonteVista team will make it clear what is still available so you know exactly what you can choose.


Stay connected while your home takes shape

If you purchase while your home is under construction, you won’t have to wonder what is happening behind the scenes.

You may receive updates through your Sales Consultant, along with milestone meetings when applicable.

That can include a pre-construction meeting and a framing orientation, where you can see the home before the walls are completed and learn more about its structure and systems.

If you choose a completed home, you may skip many of these construction milestones and move much more quickly toward closing.

Either way, we want you to know where things stand and what comes next.

Keep financing moving too

While the house is nearing completion, your lender is working toward the finish line as well.

You may be asked for updated bank statements, pay stubs or other financial documents. Your lender will complete final underwriting and coordinate items such as the appraisal, homeowners insurance and funding.

MonteVista Homes generally communicates anticipated orientation and closing dates at least 30 days before closing, and the appraisal is often ordered around this stage of the process.

Keep an eye on lender requests and respond promptly when something is needed.

And resist the urge to celebrate your almost-new kitchen by financing an entire room of new furniture before closing. New credit or major purchases can affect your mortgage approval. CFPB recommends avoiding new borrowing during the homebuying process.


Get to know your home before closing

Before closing, you’ll complete your Homeowner Orientation with the MonteVista Homes team.

This is your chance to get familiar with the home itself.

We’ll cover important home systems, basic care and maintenance, your one-year builder warranty and how the warranty process works. We’ll also document any items that need attention before closing and complete a follow-up review when needed.

The journey guide puts this milestone right before title, escrow and receiving your keys.

It’s less about memorizing everything in one visit and more about helping you feel comfortable with the home you’re about to own.

Close, get the keys and Make It Home

At closing, you’ll sign your final documents with Title and Escrow.

Your lender completes funding, the purchase records and then comes the moment you’ve been waiting for.

The keys.

After closing, our relationship doesn’t simply disappear. A member of the MonteVista Homes warranty team will help you get access to your warranty portal for eligible Customer Care requests.

Then the rest is yours.

Move in. Hang the pictures. Figure out which cabinet somehow becomes the junk drawer. And Make It Home.

A few things can make the whole process easier

Respond promptly when your lender or Sales Consultant needs something. Pay attention to selection deadlines. Avoid taking on new debt before closing. Keep important dates somewhere easy to find.

And ask questions.

Buying a home comes with a lot of moving pieces. You’re not expected to know all of them before you begin.
